Situated in the Levante area of the province of Almería, the municipality of Mojácar (pronounced: mo-hacker) is comprised of two distinct areas: Mojácar Pueblo (town) and Mojácar Playa (beach), located about 2km apart.
The town’s dual identity: part quiet hillside village and part lively beach resort gives overseas property buyers the ‘best of both worlds’, as they needn’t chose one type of location over another. And it’s this diverse appeal that is making the town an increasingly popular choice for house hunters.
Mojácar Pueblo is a picture book village of little whitewashed houses and Moorish-style “cortijo” farmhouses flanking narrow winding streets, nestled in the olive and almond grove dotted foothills of the stunning Sierra Cabrera mountain range.
This romantic old town is steeped in a history that stretches over 4000 years and, like much of Andalucía – it’s its Moorish influence that dominates the culture, cuisine and architecture of the area. Mojácar Pueblo also boasts gorgeous panoramic views across the region and directly overlooks its other half – the beach resort of Mojácar Playa.
Mojácar Playa, with its 17 kilometres of uncrowded shoreline and 11 sandy beaches bordering the Mediterranean Sea – has enough appeal to suit all tastes and temperaments. Although the resort has many buzzing bars and eateries and boasts an impressive nightlife – great for buyers who like to be amongst the hustle and bustle, there aren’t any high rises there and the area still has some lovely hidden surprises and quieter areas. One of the jewels in the Mediterranean crown: the Cabo de Gata Natural Park can be found nearby, with its dramatic volcanic landscape and sweeping bays regularly voted as among the best in Spain.
The simplest way to get to Mojácar from multiple locations in the UK is by air. The town is served by Almería airport, which is about 40 minutes (90km) away, or will cost you €75 by taxi. Mojácar provides a central location for all the attractions that Almería has to offer, which makes it a good choice for second home owners looking for properties with rental potential.
Where to Buy Property in Mojacar
Split into two parts, Mojacar could be said to offer the best of both worlds - it has the ancient pueblo (village) of white-washed houses and narrow alleyways sitting in the foothills of the Cabrera mountain range, and the lower part of town, Mojacar Playa, is the livelier, holiday-resort area where most people tend to look for a property, mainly because there is a lot more choice.
There are 17km of beaches backed by urbanisations where you can buy a ground-floor two-bedroom apartment 500+ metres from the beach and with a communal pool for around €85,000, or €150,000 for one closer to the sea. For €100,000 you can get a larger apartment, and - quite typical for the area - a two-bedroom townhouse with solarium, large terrace and communal pool just three minutes from the beach, is around €150,000. You can get a lovely two-bedroom, two-bathroom townhouse with a courtyard garden for around €175,000-€220,000, or a good choice of villas if you have a budget of €300,000-plus, although €450,000 is around the average
