On sale is a former dairy farm that ceased operations in the 90s. It is located in the heart of the now famous Itria Valley, just 10 minutes from Alberobello, in a picture book setting with a breath-taking panorama in a sloping landscape with olive groves and fields. From the house you have an unobstructed view of the baroque dome of the basilica of Martina Franca. Birds are chirping in this peaceful setting, as the nearest major road is neither visible nor audible, yet is only 1.5 kms away.  It comes with roughly 1 hectare of arable land, which can be cultivated to grow vegetables, vines and fruit trees.

The farmhouse of 255 sqm is partly antique and consists of a stone building with two conical roofs (trulli), characteristic of the Itria Valley, and partly newly built with a glass veranda. The living complex is inhabited by the vendor himself and is in a perfect habitable condition. The habitable area is divided into 8.5 rooms, including two bathrooms, a kitchen with a fireplace, living room, dining room, bedrooms with fireplace and storage rooms.   

Other ancient buildings in need of restoration are arranged around the central courtyard square in a L shape and it does not take much imagination to transform this fantastically located property into a delightful B&B, for example. The 5 conical roofs of the trulli buildings are intact, the „bones“ are good, and the trulli are arranged one behind the other, which would make ideal guest rooms. 2 additional trulli were once used to store the hay, which is why the conical roofs have a hole in it, where the hay was thrown into the trullo through the opening in the roof. Some others were used to feed the animals and the original stone feeders are in very good condition.

On the premises there is also a complex of farm buildings, like barns and sheds, constructed in the 80s, which can be demolished in case they are of no use.

SURROUNDINGS:

Alberobello, just 10 minutes away,  is the UNESCO Heritage capital town of the typical trulli houses. It is world famous, which means that a property in this location automatically has a higher value and properties are easy to let for an interesting return. Alberobello offers shopping facilities, bars, restaurants and schools.

Noci, 20 minutes away, was established in the Norman era. It is renowned for its dairy products, such as mozzarella and burrata. It is named after walnuts, which are in plentiful supply locally and are the base of the well known liqueur. The lively modern town surrounds a small, self contained old town, a cluster of bright, well kept small streets, interlinking small courtyards.

Martina Franca, 20 minutes away, is a baroque town of 50,000 inhabitants. Its old town is historically important and it is well known for his musical festival in summer.

Locoorotondo, awarded one of „the most beautiful towns of Italy“ is just 15 minutes away.

WHAT MORE TO SEE

The property has the advantage of being centrally located between areas of interest such as the mile-long amazing caves of Castellana; the archaeological excavations of the Roman Egnazia by the Adriatic coastline; the sandy beaches of Savelletri and Capitolo; the beautiful white town of Ostuni, located on top of a hill with fantastic sea views; the petite and charming Cisternino, the Zoo Safari Park of Fasano (lots of fun for children and adults alike); the caves of Polignano a Mare; Grottaglie,  famous for its ceramics and old stone carvings; the famous baroque city of Lecce,  the „Florence of the south“. By air, there is a choice of two international airports, served by Ryanair, Easyjet, BA and others, both easily reached within an hour; Bari in the north and Brindisi in the south. Both cities have ferry traffic to Greece, Albania and Croatia.

Bari, the Commercial capital city with 250 000 inhabitants, offers shopping, a grand opera house , the Petruzzelli theatre, and a large medical city centre with a number of museums. Just north of Bari lies a little town called Giovinazzo, a true gem right by the sea. Further north is Molfetta Outlet, a famous shopping galleria and 20 minutes further is Traini, a sophisticated town with a beautiful half-moon bay & marina. Continue north to Castel del Monte, the mystical castle Frederic II. built in the 13th Century.

Within a 2.5-hour drive to the north lies Gargano, the peninsula called the spur of the Italian boot. Gargano forms a significant nature and wildlife Reserve and offers hiking and scenic trips around the peninsula. From here, there are daily boat trips to the small Tremiti islands.

LIFESTYLE AND CULTURE

The Italian lifestyle means many things, especially socializing; the home is used for sleeping and breakfast, and the Italians go out for enjoyment and dining. Based between Alberobello, Martina Franca and Noci, there is so much you can experience, like early morning markets in the small towns, music festivals, religious carnivals, historical tours in the main towns, cooking classes, learning Italian in language schools, dining at the many country and sea side restaurants, either on the Adriatic Coast or on the Ionian coast; night clubs at the beach clubs of Capitolo.

SPORTS:

As Apulia is a peninsula surrounded by two seas- the Adriatic in the north and the Ionian in the south – water sports dominate in the area; sailing, yachting, water-skiing, kitesurfing, swimming & beach life. Golf has five good courses, and San Domenico is world-class (PGA 2014 Challenge Final). Tennis, horseback riding, hiking and bicycle tours are other options for the active-minded.

THE CLIMATE

Apulia has got warmer weather than Northern Italy, and even in the “winter months” of December to February, the average number of sun hours per day is four and in June-August, 10-11 sun hours per day. This means you can enjoy a long season of pleasant weather in Apulia. When you plan to buy a holiday home in Apulia, think you will spend a lot more time outside than on the inside compared to at home. Therefore, you will need plenty of terrace space, pergolas, etc., at your Apulian property and also, outdoor cooking facilities are convenient.

The water temperature at the beginning of May is, on average, 19 degrees, up to 27 degrees in August/September and 19 degrees in November. Wherever you are in Apulia, you can reach the beaches within 30 minutes! This means you & family will spend time at the beach.
