The houseWith its front façade facing south-west, it comprises, on the ground floor, a kitchen-dining room of 21m² with concrete slab on the floor and cast iron stove installed in the stone fireplace. To the left, a bedroom or a living room of 14m² with chestnut flooring. Behind the kitchen is a 5m² room, with exposed stone wall, which can be used as a laundry room. Behind the bedroom, but communicating with the kitchen, a large hallway/landing of +12m² with exposed stone wall and a non-partitioned toilet housed under the oak staircase leading to the first floor. On the 1st floor, the attic has been fitted out with a total solid chestnut floor and a total plasterboard false ceiling, which was insulated in 2021 using pulsed wool. The house is partly built on a cellar insulated in polystyrene sheets, accessible by an external door, connected to an all-water tank to 2006 standards, has oil central heating and all its joinery has been changed to PVC double outbuildingsAs a testimony to its agricultural past, the house is attached to a large Auvergne barn of 400 m² on two levels, which could allow, subject to authorization, to increase the size of the dwelling. The barn consists of 2 separate floors: 5 stables on the ground floor and an open barn on the garden level. A gently sloping ramp goes around the building to access the two large barn doors above.  At the end of the barn, an open hangar of 75 m² with metal frame and fibre cement roof. On the other side of the house, a boiler room with an external access door houses the oil boiler in working order. Adjoining this boiler room, a former pigsty of a single room of 30m² with a recent roof and framework houses the oil tank and allows the storage of many tools. A little further on, along the private road, a second pigsty on two floors 50m² with sheet metal and fibre cement roof, 4 stables on the ground floor and an attic above accessible by an external cement staircase. Attached to this building, a stone canopy allows you to park a passenger car or a 4x4. Finally, at the entrance to the land, a large concrete barn, metal frame and fibre cement roof, divided into a covered stable of 29m x 7m and a closed garage of 29m x 10.5m. A large flat plot in front provides easy access to these buildings. The landWe leave the road with perhaps 4 or 5 cars a day, and a communal dirt road to then take a private road, of which a small house, located at the entrance, has a right of way. This path leads to the farm. A large basin pasture of more than one hectare fenced with the resurgent spring in its hollow allows animals to be kept easily. It's in front of the house. The land is usually sloping, although a flat part is in front of the buildings and behind the barn. A nearby wood of more than 2 hectares is part of the property, in other words free firewood at will.
