With stunning views over the part of the beautiful Valley D'Itria called Canale di Pirro, this substantial property is located in Selva di Fasano, at an altitude of about 350 meters. The west-facing views reach all the way to Martina Franca, Locorotondo, San Marco and Alberobello and the sunset in the valley is spectacular. The building was originally developed in 1970 as part of a 30-room hotel. Over the years the top-floor hotel rooms were converted to self-contained apartments and sold. The entire ground and lower ground floor of 800 sqm that is now being offered hosts two bedrooms in two separate apartments, the large restaurant area seating up to 200 guests, the large restaurant kitchen and many storage facilities. There is ample parking areas both in front and rear. With the property comes terraced land of 2180 sqm.



The municipality has indicated approval of subdividing the property into up to 12 apartments and here are some ideas on how this property be developed



Rebuild the property into several self-contained apartments for resale or as a B & B or holiday lettings. Common areas can be created for individual storage, dining room, sauna, and games room. One of the former parking areas is a field to the rear of the property and on the other side of the road; here a tennis court could be built, or badminton, table tennis, a minigolf or kids playground, for the intended use of the apartment owners or B & B guests.



Rebuild the property as a substantial private residence with one or two separate apartments either for holiday lets or for visiting family and friends.



It would be possible to install infinity-type swimming pools and heated spa baths on the lower terraces.



It's a short distance of 1,3 km to the village centre; here you find a fine dining restaurant,  pizzeria, cafes, grocery stores, butchers, hairdressers, pharmacy, Post office, tennis court and the village Trullo church. During summer time there are several music events and in early August is the open mass in the ravine, followed by a street market. The area is well suited for walking the small roads, passing well-maintained trulli properties and substantial residences, and its a short walk  on this cul-de sac to a viewpoint with amazing views of the Adriatic Sea.



THE AREA



From the parking area at the front, the first entrance is to an apartment and the accommodation is a living room, kitchen, bathroom and bedroom with windows facing the terraced area & views. The second entrance leads into the former bar area and WCs, and steps up to a stunning circular bedroom with bathroom ensuite.  The bedroom has its own terrace access. The bar area is interconnected to the restaurant area on this floor and there is also a main entrance to the restaurant. There are wide half-moon-shaped bay windows and a balcony along the whole of the facade with incredible valley views. To the rear is the large restaurant kitchen with many separate rooms and access to the rear parking area. A staircase from the restaurant led to the lower ground floor,  where the restaurant had additional seating, partly with exposed natural stone walls, and a terrace door leading out to the lower terraces, with a wide staircase up to the top terraced area.



On the lower ground terraces would be the ideal places to install various pools and Jacuzzies, depending on how the property will be developed.



The property has been well maintained by the owners and is easily reached and has two separate gated entrances.  The first entrance to the front has a parking area for about 15 cars and the terraced area leads with a few steps to the main area outside the former restaurant. Many decorative trees and green plats are welcoming visitors.  The second entrance is at the rear of the building and the rear and front areas are interconnected via entrance doors on either side and with a gate.



 



Selva di Fasano was developed in the 1960s and became the Capri's of Puglia. Here, you can find beautiful multi-million mansion properties mixed with traditional trulli, modern villas of any size, and apartments. The area is above the town of Fasano, and the altitude is about 400 meters above sea level. There is an attractive microclimate, and the temperature is about four degrees cooler than the sea level. The high altitude and hills strengthen the breezes, giving a pleasant micro-climate during the hot summer. The main forestry area is protected with strict planning regulations.

For this reason,  many residents in the town have summer houses up in Selva. Also, many properties are owned by North Italians who come during the holiday season. Selva has a village centre with grocery stores, restaurants, cafes and bars, a pharmacy, butchers, hairdressers, a tennis club, a post office and the famous Trullo church. In Selva and within a 10-minute drive, you have four hotels and 15 restaurants, some of which open in wintertime. Every summer, there are many events, including the open mass celebrating San Donato every year in early August, held in one of the ravines, where it was a monastery in the 18th Century, and at the same time, a street market. The population in summer time is about 5,000 and in winter about 500. Selva has panoramic views of the Adriatic Sea on the easterly and westerly sides and panoramic views over the beautiful Canale di Pirro valley, part of the famous valley DÍtria. From the top, you can see Alberobello, Locorotondo and San Marco.



LOCATION:

A short distance of 1,3 km to the small centre of Selva di Fasano for groceries, cafes/bars and restaurants.

The main town of Fasano, with 20 000 inhabitants, has an excellent supply for all shopping needs, and here you find pharmacies, banks, cafes, and bars. Half a dozen butchers, fishmongers, and more than 15 small fruit & vegetable shops, including mini markets in many corners.

The distance to the nearest beaches is about 15 km (15 minutes) downhill to either Capitolo, with its many famous beach clubs on sandy beaches, or Savelletri, a small charming fishing village. Here is nice to take a pre-dinner stroll along the shore, have a drink at a terraced seaside bar and dine at one of 10 restaurants serving fresh seafood, fish and vegetables.



WHAT ELSE TO SEE

The property has the advantage of being centrally located between areas of interest such as Locorondonto, a Medieval town with a round-shaped old town centre. Locotondono is famous for its music festival in August and for its incredible beautiful Christmas decorations; the mile-long amazing caves of Castellana Grotte; the archaeological museum and excavations of the Roman Egnatia by the Adriatic coastline; the Trulli houses of Alberobello - a Unesco World Heritage site: the beautiful white town of Ostuni, located on top of a hill with fantastic sea views; the medieval town of Oria; the wealthy baroque town of Martina Franca; the petite and charming Cisternino, the Zoo Safari Park of Fasano (lots of fun for children and adults alike); the old town by the sea and caves of Polignano a Mare, well known also for its tasty ice-cream; Grottaglie famous for its ceramics and ancient stone carvings; the famous baroque city of Lecce which is called the Florence of the south.

Matera, another UNESCO World Heritage site, the world-famous Cliff City, is not located in Puglia but just across the borders to Basilicata. The drive there is only about 1 hour 20 minutes, and a fascinating tour awaits you.



Bari, the Commercial capital city with 250 000 inhabitants, offers the best shopping, a grand opera house called the Petruzzelli teatro and a large medical city centre with many museums. Just north of Bari lies a little town called Giovinazzo, a true gem right by the sea. Further north is Molfetta Outlet, a famous shopping galleria and 20 minutes further is Traini, a sophisticated town with a beautiful half-moon bay & marina. Continue north to Castel del Monte, the mystical castle Frederic Ii built in the 12th Century.

Within a 2,5 hour drive to the north lies Gargano, the peninsula called the spur of the Italian boot. Gargano forms a significant nature and wildlife Reserve and offers hiking and scenic trips around the peninsula. From here, there are daily boat trips to the small Tremiti islands.



GETTING THERE

By air, there is a choice of two international airports, served by Ryanair, Easyjet, Ba and others, both easily reached by the motorway; Bari in the north in about 55 minutes and Brindisi in about 40 minutes in the south. Both cities have ferry traffic to Greece, Albania and Croatia, so it's possible to make weekend trips across the Adriatic Sea.



LIFESTYLE AND CULTURE:

The Italian lifestyle means many things, especially socializing; the home is used for sleeping and breakfast, and the Italians go out for enjoyment and dining. Based in Canale di Pirro, there is so much you can experience, like early morning markets in the small towns. Music festivals, religious carnivals, beach life, historical tours in the main towns, cooking classes, learning Italian at language schools, dining at the many countries and seaside restaurants, and nightclubs at the beach clubs of Capitolo.



SPORTS:

As Apulia is a peninsula surrounded by two seas- the Adriatic in the north and the Ionic in the south - water sports dominate in the area: sailing, yachting, water skiing, kite surfing, swimming & beach life. Golf has five good courses, and San Domenico is world-class (Pga 2014 Challenge Final). Tennis (there is one tennis club just 5 minutes away from the villa in Selva di Fasano), horseback riding, hiking and bicycle tours are other options for the active-minded. Squash clubs are located in Bari, Bitonto and other places.



The WEATHER

Being south, Apulia has warmer weather than Northern Italy; even in the "winter months" of December to February, the average number of sun hours per day is four and 10-11 sun hours per day in June-August! This means you can enjoy a long season of nice weather in Apulia. When you plan to buy a holiday home in Apulia, think you will spend much more time outside than inside that home. Therefore you will need plenty of terrace space, pergolas etc. At your Apulian property and also cooking facilities outside is very practical.



The water temperature at the beginning of May averages 19 degrees, up to 27 degrees in August/September and 19 degrees in November. This means you & family will spend time at the beach. Wherever you are in Apulia, you can reach the shores within 30 minutes!
