Property Description

Masseria Fachechi is a so-called agriturismo offering ten bedrooms, a restaurant, a garden with a pool, and 18 hectares of agricultural land, mainly for growing vegetables.

It is located 8 minutes from the "Caribbean coast of Puglia - the Ionian coast with incredible and beautiful scenery.

The Masseria is an ancient fortified structure from the first half of the 19th Century in the heart of the Salento countryside, surrounded by olive groves, pastures and vegetable gardens. At one time, the Masseria welcomed families of farmers who left home for months of farming work to devote themselves to the plantations. Today, after a careful restoration, the Masseria offers its guests all the peace and tranquillity that the Salento countryside can offer, promoting the flavours and traditions of this land.

The ancient stables that once sheltered the cattle have become four large bedroom suites of 24 sq m each, equipped with twin and single beds and all comforts. Each has its bathroom and independent access to the garden, with a private patio overlooking the garden.

On the ground floor is also one 2-bedroom apartment, a living room, dining area, kitchen and a TV& library room, with two WC/

On the first floor of the Masseria are two double bedrooms ensuite of 19 sq. m. each. The room with the altar is the complete solution for the farm.

Inside the farm is also the spacious restaurant with a characteristic dining room of 79 sqm, where guests can taste local products and admire the ancient work tools that furnish the room. Guests can also use an additional kitchen with an external barbecue to enjoy breakfasts, lunches and dinners in the terraced area of 45 sqm.

In addition, there is a relaxation room, TV room, and large reception room.

To complete the splendid setting, the extensive gardens, once used as fences, now offer guests countless alternatives to spend hours of relaxation. A large lawn where you can sunbathe, a relaxing swimming pool where you can cool off in the hottest hours, and a hammock lounge where you can rest in the shade of imposing eucalyptus trees.

The Masseria farm offers its guests gardens and rooms for every need to satisfy families with children and four-legged friends, couples looking for intimacy and groups of friends who want a different place to feel at home.

In addition to the accommodation, the Masseria has a large barn of 210 sqm used as storage for farming equipment, tools and all those things needed for active farming.

It would be possible to create additional accommodation and a change of use over the current arrangement.

The contemporary reception room could be made into an additional bedroom suite, and a change of use part of the barn could be used as a new reception room, games room, TV room, etc.

Facilities like mini golf, boule, darts, badminton, and a soccer field for kids could be added to the garden.

WHAT TO SEE:

Inland SALENTO has several charming villages with ancient history. The advantage of staying in a town is socialising with Italian neighbours, walking to the cafe and buying a newspaper and a cup of coffee in the morning, and having all amenities within reach during daytime and nighttime. The townhouses often come with a garden and roof terrace. And its fascination to open the simple door from the street - and inside, almost like a little palace with a garden!

In Sternatina and Martignano to the south, the villagers still speak antique Greek villagers.

Maglie is like a mini Lecce and has many fine buildings. Muro Leccese is a small town/village with a satisfactory architectural history. Cutrofiano is known for French holiday home ownership. Ruffano has many fine old buildings for sale, waiting to find new owners and to be restored. Surano has a small town centre with very nice antique buildings for sale. Spongan, again, is a small village surrounded by olive grooves. Here, you can see grand villas and country retreats owned by foreigners and families from North Italy who come to relax in rural Salento.

The east coast of Salento is rougher than the southwest, and for people who enjoy the sea and fishing, it is somewhat more elegant than the east coast. Castro is beautiful with its location on top of the cliff by the sea and many villas with direct access to the sea. Santa Cesarea Terme is a trendy spa resort with a beautiful setting and bay.

The cost from Santa Maria di Leuca to Gallipoli has many fine sandy beaches. The seaside villages are perhaps not the prettiest, but there is room for beach life, pizzerias, restaurants and disco music in summertime.

Santa Catarina is well known also for its many fine villas in the area, some antique.

The sea of Porto Cesareo further up the coast is probably the most beautiful and fantastic sunset.

GETTING THERE:

By air, there are two international airports, served by Ryanair, Easyjet, BA, and others; Bari in the north in two hours and Brindisi to the northeast in approximately 55 minutes.

MORE TO SEE IN APULIA:

Bari is the commercial capital city with 250,000 inhabitants and offers the best shopping; a grand opera house called the Petruzzelli Teatro, and a large medical city centre with many museums. Just north of Bari lies a little town called GIOVINAZZO, a true gem, right by the sea. Further north is MOLFETTA Outlet, a famous shopping galleria, and 20 minutes further is TRANI, a sophisticated town with a beautiful half-moon moon bay & marina. Continue north to CASTEL DE MONTE, the mystical castle Frederic II built in the 13th Century.

Within a 2,5 hour drive to the North of Bari lies GARGANO, the peninsula called the spur of the Italian boot. Gargano forms a significant wildlife Reserve and offers hiking and scenic trips around the peninsula. From here, there are daily boat trips to the small Tremiti Islands.

LIFESTYLE AND CULTURE:

The Italian lifestyle means many things but especially socialising; the home is used for sleeping and breakfasts, and the Italians enjoy socialising and dining. There is so much you can experience, like early morning markets in the small towns. Music festivals, religious carnivals, beach life, historical tours in the main towns, cooking classes, learning a bit of Italian at language schools in Lecce, and dining at the many country and seaside restaurants.

SPORTS:

As Apulia is a peninsula surrounded by two seas- the Adriatic in the north and the Ionic in the south - water sports dominate in the area: sailing, yachting, water-skiing, kite-surfing, swimming & beach life. Golf has five good courses, and San Domenico is world-class (PGA 2014 Challenge Final). Tennis, horseback riding, hiking, and bicycle tours are other options for the active-minded. Squash clubs are located in Bari, Bitonto and other places.

The WEATHER:

Being south, Apulia has warmer weather than the northern. Even in the"winter months" of December to February, the average number of sun hours per day is four, and in June to August, it is 10-11 sun hours per day! This means you can enjoy a long season of nice weather in Apulia. When you plan to buy a holiday home in Apulia, you will spend a lot more time outside than inside than at home. Therefore, you will need plenty of terrace space, pergolas, etc., at your Apulian property, and outdoor cooking facilities are very practical.

The water temperature at the beginning of Ma is, on average, 19 degrees, up to 27 degrees in August/September and 19 degrees in November. This means you & family will spend time at the beach. Wherever you are in Apulia, you can reach the beaches within 30 minutes!

WHY BUY IN APULIA?

Apulia has until recently been called the hidden treasure of Italy, unknown to most tourists who come & stay in Rome, Florence, Venize and the Italian Riviera. However, all this is rapidly changing because of massive investments in infrastructure, such as improved motorways, enlarged airports, and the introduction of low-cost airlines such as Ryanair and Easyjet. The property prices are low in Apulia, and inadequate means value for money at bargain prices for international buyers. We see more and more foreign visitors coming to Apulia. In our opinion, investments will show good growth in value because of the increased demand from the northlands as Apulia has become the most popular holiday destination for Italians. Rest assured that no tourist villages will ever be built because the Apulian coastline is protected. The local people are against modern developments which do not fit into this historical landscape. Therefore, prices are bound to rise, with increased demand for a fixed and limited number of properties.
