Ready for immediate use, the 4-bedroom homes provide everything needed in a village that combines amazing coastlines with an authentic Cretan lifestyle.
There are four villas available, each with a royal living space between 253 and 268 sqm including the basement, and with 4 bedrooms. Each villa is built on a plot of approx. 300 sqm and has its own private pool. Prices start at € 480,000 up to € 500,000.
Outdoor Areas
A welcoming heated pool is located in the front natural-stone paved yard, equipped with its own jacuzzi. It is ideally situated next to a pergola-shaded, BBQ area with an oven and grill. The surrounding space of each house spares pedestrian precincts, parks, and a private parking area with an automatic garage door.
General Layout
The villas have been built with top-quality construction materials (natural stone, wood, marbles, ceramic tiles, etc.). They are located 100 meters from an impressive swimming beach with an array of flexible features that show attention to detail.
On the ground floor, there is a comfortable open plan kitchen, dining, and sitting area that opens up to a covered porch perfect for outdoor summer dinners. There is also spare room provided for here that can be cleverly turned into an office or extra bedroom, next to a bathroom and WC.
On the first floor, there are three bedrooms, each with its own covered balcony providing impressive sea and mountain views. A second bathroom and WC has also been provided for on the first level.
The use of space in the homes has been well thought out, providing a variety of options. In the basement, there is a useful storage area, along with an additional recreational room.
Comfort is key. The homes are heat insulated and soundproofed providing energy efficiency and greener living in a quieter, peaceful environment. Floor heating systems and inverter air conditioners have also been installed, giving you more control over room temperature. The house also provides for hassle-free living. Electric appliances have been included, such as a fridge, cooker, dishwasher, and stylish light fittings.
Rental
The area though is more than a summer destination. Residents live here all year round, offering owners the ability to not only take advantage of the ideal climate conditions themselves but also make use of the property as a rental investment.
The property can be managed by a local management company that will be responsible for the maintenance and management of the common areas. The managing company will provide home management and rental services (as an option for the buyer).
Location
Makri Gialos, which means long shore in Greek, has impressive white sandy beaches and pristine swimming waters, drawing locals from all over Crete. When it comes to the beaches, you’ll be spoilt for choice. The high standards attained by the main beach at Makri Gialos have been certified with a blue flag and has calm, shallow swimming waters, ideal for families. To the east and west, within short distances, are more impressive swimming beaches, some of Crete’s best. To the north, there is a diverse mix of landscapes, including gorges and forest areas.
There is direct access from the airports located at Sitia (33 kilometers, mostly local flights) and Heraklion (121 kilometers, flights from all major European cities) on an improving road network that spreads across Crete. Billions of euros are being poured into infrastructure on the island by the Greek government, upgrading its road and energy networks, while approval has also been given for the construction of a new international airport at Kasteli in what will be Greece’s second-largest.
The villas are within walking distance of local supermarkets, restaurants, and bars at Makri Gialos, giving you the chance to embrace the traditional Cretan lifestyle and the local tastes.
The more active have easy access to water sports, such as jet-skiing and windsurfing. Hiking and taking in nature is also on offer at the Kapsa, or Perivolakis, gorge – a blessed area full of oak and pine trees that includes several waterfalls at different times of the year.
